Sliding Door Preventive Maintenance
Nearly every expensive sliding door repair we do started as a cheap one. Salt air and grit are relentless in this county, and one service visit a year is the difference between replacing rollers and replacing a track.
What an annual service covers
The bottom track is vacuumed and the compacted debris dissolved and removed, not just brushed. Weep holes are cleared so water drains out of the channel instead of standing in it. Roller wheels are cleaned and checked for free rotation, and the panel height is re-adjusted so the load sits evenly.
Then the hardware: the lock is tested against its keeper, the handle fixings are checked, and the weatherstripping is inspected for hardening or compression. Finally a dry silicone lubricant on the running surfaces — never an oil-based spray.
Why San Diego doors need this more than most
Airborne salt reaches several miles inland and attacks the bearings inside roller assemblies from the moment the door is installed. Coastal properties in Coronado, Imperial Beach, Ocean Beach and Encinitas see corrosion at rates that surprise people who have moved from elsewhere.
Inland is a different problem, not a lesser one. Escondido, Ramona, Alpine and Temecula deal with fine dry dust and larger temperature swings, which means abrasive grit in the track and more thermal movement in the frame.
The economics
A maintenance visit costs less than a single roller replacement. A roller replacement costs a fraction of a roller plus track job. A track job costs a fraction of a new door. The whole chain is driven by debris and corrosion that a yearly visit removes.
The doors that fail early are not the cheap ones — they are the neglected ones. We regularly service twenty-five-year-old sliders that still glide with one finger.
What you can do between visits
Vacuum the bottom track monthly with a crevice tool. It takes two minutes and it is the single highest-value thing an owner can do.
Never use an oil-based lubricant. Never force a door that has started sticking — that is how frames get bent and glass gets cracked. And if the door starts making a noise it did not make before, that is the cheap moment to call, not six months later.

How often should sliding doors be serviced?
Annually within five miles of the coast, where salt exposure is heaviest. Every two years for inland properties. Doors used many times a day, or with pets and children on them, benefit from the shorter interval regardless of location.
What is the right lubricant for a sliding door?
A dry silicone or PTFE spray. Oil-based products like WD-40 attract sand and dust, and the resulting paste wears both the track and the roller wheels faster than no lubricant at all.
Do you offer maintenance plans for multiple doors?
Yes, for homes with several sliders and for commercial and property-management clients. Servicing several openings in one visit costs considerably less per door than individual callouts.
Can maintenance fix a door that is already dragging?
Often, yes. A meaningful share of the doors we are called to are dragging because of compacted debris rather than failed rollers, and a proper track clean resolves them completely. We will tell you which situation yours is before quoting parts.
