Three different track problems, three different fixes

Grooved. A seized roller has cut a channel into the aluminium. The fix is a stainless steel track cap: a hardened profile bonded over the original, giving a fresh running surface without touching the sill or the frame. It is the most common track repair we do and it is permanent.

Bent. Something heavy was dropped, or a panel was forced. Minor deformation can be dressed straight in place. Severe bends need the section replaced.

Corroded through. Standing water and salt eventually eat the aluminium itself. Once the metal is perforated there is nothing to cap, and the track section is replaced.

Why San Diego tracks fail the way they do

A bottom track is a horizontal channel at ground level. Every bit of sand, pine needle, dog hair and garden grit that reaches your patio ends up in it, and irrigation overspray keeps it damp.

That combination behaves like grinding paste under a loaded roller. Add airborne salt within a few miles of the coast and you get galvanic pitting on top of the abrasion. It is why the same door in Coronado and in Ramona will be in completely different condition at the same age.

Restoration versus replacement

Replacing a bottom track properly means removing the panels, and on many installations it means disturbing the sill and the waterproofing beneath it. It is invasive and expensive, and on a well-built door it is usually avoidable.

A stainless cap solves the running surface — which is the actual problem — without opening the sill. We recommend full replacement only where the track is perforated, structurally deformed, or where water is already getting past it into the subfloor.

Cleaning is a real service, not an upsell

A significant number of the doors we are called to do not need parts at all. Years of compacted debris in the channel is enough to make a door drag badly, and the owner assumes the rollers are finished.

We vacuum the channel, dissolve and remove the compacted grime, clean the roller wheels, and apply a dry silicone lubricant — never an oil-based spray, which attracts more dirt and makes the problem worse in six months.
