Eastlake, Rancho del Rey, Otay Ranch and Rolling Hills Ranch went up between the late 1980s and the 2000s, and they were built with vinyl-framed sliders that were good doors for the price.

The neighbourhoods west of the 805 — Castle Park, Otay, the older parts of the city — have aluminium sliders from the 1950s through 70s. These frames are typically still straight and absolutely worth repairing rather than replacing.

The common issues here are grooved tracks from decades of running on failed rollers, and obsolete mortise locks. Both are solvable: a stainless track cap restores the running surface, and universal mortise bodies fit most of these older systems.

South Bay air

Chula Vista sits close enough to the bay that salt is a factor, particularly in the western neighbourhoods and toward Bonita. It is less aggressive than Coronado or Imperial Beach but noticeably worse than inland East County.
