Window Repair & Glass Replacement
Sliding windows fail in exactly the same way sliding doors do, for exactly the same reasons, and they are almost always in the same house. It made no sense to send our customers to a second contractor.
Sliding windows
Horizontal sliders use the same principle as a patio door on a smaller scale: a sash on rollers in a track. The rollers are smaller, the sash is lighter, and the track is far more likely to be packed with debris because nobody thinks to clean a window track.
The repairs are correspondingly similar — new rollers, track cleaning, occasionally a track cap, and adjustment to bring the sash back plumb so the latch meets its keeper.
Single-hung and double-hung windows
Vertical sliders rely on a balance mechanism — a spring or spiral device that counterweights the sash so it stays where you put it. When a balance fails, the window slams shut or refuses to stay open.
Balances are matched to sash weight, so replacements have to be specified rather than guessed. We weigh or calculate the sash before ordering.
Glass: broken and fogged
Cracked panes and failed double-glazed units are the same job as on a door, minus the tempering requirement in most window locations — though glass close to a door, near a floor, or in a bathroom does require safety glazing under code, and we apply that where it belongs.
Fogged units are replaced, not cleaned. As on doors, the seal failure means the insulating performance is already gone.
Why call the same company
If your patio door needs rollers, the sliding windows on the same elevation are usually within a couple of years of needing them too — same age, same salt exposure, same grit.
Doing them in one visit means one call-out rather than several, and it is the single easiest way to reduce what this kind of maintenance costs over a decade.

Do you repair windows as well as doors?
Yes — sliding windows, single-hung and double-hung. It is the same mechanism at a smaller scale and the same crew handles it, usually on the same visit as door work.
My window will not stay open. What is wrong?
The balance mechanism has failed. It is the spring device that counterweights the sash, and when it goes the window drops. Balances are matched to sash weight, so the replacement has to be specified to your window rather than picked off a shelf.
Can fogged window glass be cleaned?
No. The haze is between the two panes of a sealed unit, inside a cavity that cannot be opened. Drilling and 'defogging' services exist but they do not restore the lost insulating gas. The unit needs replacing.
Is window glass required to be tempered?
Not everywhere, but code requires safety glazing in specific locations — close to a door, near floor level, in bathrooms, and near stairs. We fit tempered glass wherever the location calls for it.
